Ontario’s New Home HST Rebate: How Buyers Could Save Up to $130,000 in 2026

Buying a new construction home in Ontario just became more attractive. With the introduction of enhanced HST rebates in 2026, eligible homebuyers could save as much as $130,000 when purchasing a newly built home.

For buyers in Kitchener, Waterloo, Cambridge, and surrounding communities, this could make a significant difference in the affordability of a new home.

But how does the rebate work, who qualifies, and what does it mean for your purchase? Let’s break it down.

What Is Ontario’s New Home HST Rebate?

When you purchase a newly constructed home in Ontario, the purchase is generally subject to 13% Harmonized Sales Tax (HST). This consists of an 8% provincial portion and a 5% federal portion.

Historically, eligible buyers could receive a provincial new housing rebate of up to $24,000, helping offset some of that tax.

In 2026, Ontario introduced temporary enhanced HST relief that significantly increases the potential savings.

Under the new program, eligible buyers may receive:

  • Up to $80,000 in provincial HST relief.
  • Up to $50,000 in additional relief equivalent to the federal portion.
  • Combined savings of up to $130,000.

For qualifying new homes valued at $1 million or less, the combined relief can effectively eliminate the full 13% HST.

Do You Have to Be a First-Time Homebuyer?

Here’s one of the biggest misconceptions about the new rebate: you do not necessarily need to be a first-time homebuyer to qualify.

Unlike the separate first-time homebuyer GST/HST rebate, Ontario’s temporary enhanced program is also available to eligible buyers who have previously owned a home.

That means homeowners looking to move into a larger property, downsize, or purchase a different primary residence may also benefit.

Generally, the home must be intended for use as your primary residence or that of a qualifying relation, and other eligibility requirements must be satisfied.

Separate rebate provisions may also apply to qualifying residential rental properties.

How Much Could You Save?

The amount of HST relief depends on the value of the new home.

New Home Value Potential HST Relief
$700,000 Up to $91,000
$800,000 Up to $104,000
$900,000 Up to $117,000
$1,000,000 Up to $130,000
$1,000,000–$1,500,000 Up to $130,000
$1,500,000–$1,850,000 Reduced progressively

These examples use home values before HST and assume full eligibility. They illustrate potential tax relief, not additional discounts from an advertised builder price.

For example, a qualifying newly constructed home valued at $800,000 before HST would ordinarily have $104,000 in HST. Under the enhanced rebate, an eligible purchaser could potentially receive relief equivalent to that entire amount.

That’s a substantial difference when considering the overall cost of purchasing a home.

When Does the New HST Rebate Apply?

For the temporary enhanced rebate, the key period is:

April 1, 2026, to March 31, 2027.

Generally, eligible buyers must enter into their Agreement of Purchase and Sale during this period, with additional eligibility and construction requirements applying.

This makes the timing of your purchase particularly important.

There are also separate federal and Ontario first-time homebuyer rebate programs with different qualifying dates. If you are purchasing your first home, it’s worth reviewing both programs to understand which benefits may apply.

Is the HST Rebate Already Included in the Builder’s Price?

This is one of the most important questions to ask when shopping for a new construction home.

Many Ontario builders advertise purchase prices that already account for applicable HST rebates, assuming the buyer qualifies and assigns those rebates to the builder.

In those situations, the advertised price may already reflect the savings.

For example, if a builder advertises a home at $849,900 including the applicable HST rebates, you should not automatically expect another $130,000 to be deducted.

It’s important to understand exactly which rebates are included in the purchase price, whether you qualify for them, and how they will be handled at closing.

Depending on the builder and the rebate program, the rebate may be credited through the purchase transaction or require a separate application.

Before signing an agreement, I always recommend reviewing the HST provisions carefully and confirming the treatment with your real estate lawyer.

What About Upgrades?

When purchasing a new construction home, buyers often choose upgrades such as cabinetry, countertops, flooring, or additional electrical features.

These upgrades can affect the total purchase price and the amount of HST involved.

Whether the enhanced rebate applies to particular upgrades depends on how they are supplied and included in the purchase transaction.

It’s important to confirm with the builder how upgrades are priced, whether HST is included, and how any applicable rebates are calculated.

Why This Matters for Buyers in Kitchener-Waterloo

For anyone considering a new construction home in Waterloo Region, the enhanced HST rebate creates an opportunity worth exploring.

New homes already offer several advantages, including modern layouts, contemporary finishes, improved energy efficiency, and the ability to personalize certain features.

With enhanced HST relief potentially reducing the overall cost, buyers may find that the difference between purchasing a resale property and a new construction home is smaller than they expected.

However, not every buyer or property will qualify, and advertised builder pricing needs to be reviewed carefully to understand the actual savings.
